Is the Front Range Home Helper maintenance planner free?
Yes. The maintenance planner is free for homeowners across the United States. You can build a personalized schedule, choose reminder dates and frequencies, use DIY guides, receive email reminders and optionally enable weather-aware home alerts.
Who can use the maintenance planner?
The planner supports homes in all 50 states and Washington, D.C. The separate local provider directory is focused on South Denver Metro and nearby Front Range communities.
How does the planner account for different climates?
The ZIP code is matched to an official U.S. Department of Energy and Pacific Northwest National Laboratory IECC climate-zone classification. A deterministic rule table uses the temperature zone and moisture regime to show relevant equipment questions and set initial planning dates. The system does not use AI to guess a home's climate or equipment. Manufacturer instructions, actual property conditions, local codes and qualified local advice still take priority.
What does the maintenance planner track?
It builds tasks around the systems and features you select, including heating and cooling equipment, filters, water heaters, private wells, septic systems, alarms, dryer vents, washing-machine hoses, irrigation, fireplaces, garage doors, roof drainage, EV chargers, standby generators, solar systems, radon testing, decks, pools and other common maintenance items.
Can I change reminder dates and frequencies later?
Yes. The primary account holder can change dates and frequencies at any time from the Home Maintenance Dashboard. Changes in the Reminders tab save automatically. When you mark a task completed, you can record the actual completion date. Ordinary recurring tasks calculate the next date from that completion date and the selected frequency, while annual reminders that are still using a fixed seasonal recommendation stay anchored to their normal seasonal date so completing the work early does not make the schedule drift earlier every year. The Send email reminders? checkbox controls email delivery only.
Do I have to use every task the planner suggests?
No. Keep a task if you still want its maintenance date tracked. You can switch off its email checkbox and the date will still appear in the dashboard Overview. If the task does not apply to the home at all, use Remove in the Reminders tab; the dashboard asks for confirmation before removing it.
I am a new homeowner and have no idea what maintenance my house needs. Where should I start?
Start with the New Homeowner Maintenance Checklist to learn the common systems and first-year priorities, then use the free maintenance planner to tell Front Range Home Helper what is actually in your home. The planner uses the ZIP code's climate zone, builds the applicable schedule, lets you change every date and frequency, and can email you when selected tasks are due.
Can I use the planner for a newly purchased home?
Yes. It can be especially useful after a purchase because you can create a baseline schedule even when the previous owner’s maintenance dates are incomplete or unknown.
What if I do not know when something was last serviced?
Use your best available date or start with a reasonable future reminder, then update the task after the next confirmed service. Manufacturer guidance and professional findings should take priority when available.
How does the planner handle radon testing?
The planner asks when the home was last tested instead of treating radon testing like an appliance or system. If you enter a known test date, the suggested next test is based on an approximately two-year interval. If the home has never been tested or the date is unknown, the planner suggests testing soon so you can establish a current result. You can also choose not to track radon testing. The resulting date can always be edited later in the Home Maintenance Dashboard.
Can I print or save my maintenance plan?
Yes. The plan includes options intended for reviewing and keeping a copy of your schedule in addition to receiving individual email reminders.
What is the difference between the printable checklist and the Maintenance Planner?
The printable checklist is a general home-maintenance reference that you can save or print and mark up yourself. It is not a personalized maintenance plan. The separate free Front Range Home Helper Maintenance Planner asks for the home's ZIP code and systems, applies the matching climate-zone rules, lets you keep next dates and frequencies current as the home changes, and can send optional email reminders for the tasks you choose.
You can use both: keep the printable checklist as an offline reference, and use the personalized planner when you want a living schedule for your actual home.
What does “Add reminders for selected systems” do?
On the secure Manage this home page, that button compares the systems and features you selected with the reminders already in the plan. It adds only missing recommended reminders; it does not delete or reset reminders you already customized.
After the new reminders appear, use Save changes to make the update permanent. If every selected system already has its matching reminder, the page will tell you that nothing new was needed.
What happens after I save my maintenance plan?
For a plan you create for your own home, Front Range Home Helper takes you directly to that home’s private Home Maintenance Dashboard after the save succeeds. The confirmation email also contains a secure dashboard link for later access.
Emails & weather alerts
How reminders work and what weather-aware messages mean.
What do maintenance reminder emails contain?
They identify the home and task that is due, show the scheduled timing and can include an optional DIY guide plus plan-management actions for the primary account holder. The primary manager can mark a task completed or edit the saved reminder. Primary plan-manager emails also include a “Turn this alert off” control that opens the correct dashboard setting and asks for confirmation before switching that reminder email off.
What happens when I click “Mark completed”?
The dashboard opens a confirmation window before anything changes. The completion date defaults to today, but you can change it if the work was completed earlier. For a recurring task, the suggested next maintenance date recalculates from the completion date and can still be adjusted before confirming. The completion saves automatically and is added to Maintenance History. A one-time item leaves the future schedule after completion, but its history record remains.
What if I get a reminder email and do not click anything?
Nothing is marked completed. The email is treated only as a reminder that was sent.
For a recurring task, the system advances to the next saved recurrence so it does not keep emailing the same overdue item every day. If you actually complete the task later, use Mark completed from the email or edit the next date in Manage this home so the schedule reflects what happened.
What are weather-aware home alerts?
They are optional home-care messages triggered by qualifying weather conditions that may affect systems or features saved in your plan. Examples can include freeze preparation, post-hail checks and other weather-related maintenance prompts.
What kinds of weather can trigger a home alert?
Front Range Home Helper watches a focused set of National Weather Service conditions that can lead to a practical home-care step: freezing or extreme cold, major winter storms, flood or flash-flood conditions, qualifying hail events, extreme heat, high wind, tropical weather and wildfire or fire-weather conditions. The exact triggers that apply to each home are listed in the Weather alerts tab of its Home Maintenance Dashboard. You can turn individual alert types off without disabling the other supported weather emails for that home.
Not every type of weather produces an alert. The system is intentionally limited to conditions where there is a clear, useful action a homeowner may need to consider. That helps avoid unnecessary emails and keeps Front Range Home Helper separate from emergency-weather services. For immediate safety information, always follow the National Weather Service and local authorities.
Are weather-aware home alerts emergency warnings?
No. They are supplemental home-care reminders. Always rely on the National Weather Service, local authorities, utilities and other official sources for current safety and emergency information.
Where does the weather information come from?
Weather-aware messages identify the source used for the alert, such as the National Weather Service, so you can also review the official alert when appropriate.
Do reminder emails include DIY instructions?
They can link directly to the matching Front Range Home Helper DIY guide when one is available. The DIY library can also be browsed separately at any time.
Will reminder emails recommend local providers?
When a home is inside a covered directory market and a relevant option is available, an email may include local provider information after the maintenance guidance. Paid placements are clearly labeled as advertisements.
Can I turn off weather alerts without turning off maintenance reminders?
Yes. Weather-aware alerts are optional and can be managed separately from the recurring maintenance schedule.
Can I stop emails entirely?
Yes. A person receiving shared reminders can use Stop reminders for this home in an email or remove the home from Homes shared with me. Their address is removed from that home’s recipient list, future emails stop, and the plan manager is notified. If it was a mistake, the plan manager can send a new invitation.
What does the “Send email reminders?” checkbox do?
It controls email delivery only. Turning it off keeps the maintenance item, date and frequency on your Home Dashboard and under Next maintenance dates, but Front Range Home Helper will not send maintenance emails for that task. Use Remove only when you no longer want the home to track that future maintenance item.
Can I mark a maintenance item completed from the dashboard?
Yes. In the Reminders tab, use Mark completed on the maintenance item. Front Range Home Helper records the completion in Maintenance history and advances the next date according to the saved recurrence when the task is recurring.
How do I remove an item from “Next maintenance dates”?
Open the Reminders tab and use Remove for that maintenance item. You will be asked to confirm. Removing the item deletes it from the home’s tracked schedule, so it no longer appears in Next maintenance dates and no email is sent for it.
Where can I see which weather alerts apply to my home?
Open the Weather alerts tab in your Home Maintenance Dashboard. It shows every supported weather trigger, the parts of your home that could be affected, whether the home currently qualifies for that trigger, and whether the free email alerts are on or off. The trigger list remains visible even when weather alerts are disabled.

Can I manage more than one home?
Yes. Use the same primary email for every home you personally manage. After saving the first home, use Add another home from the Home Maintenance Dashboard so each property stays under the same account with its own systems, schedule, recipients and weather settings. Use a different primary email only when the next home should belong to a genuinely separate owner or account.
Can more than one person receive reminders for a home?
Yes. The home’s plan manager can invite up to five additional recipients. After confirming, each person receives the selected maintenance reminders and eligible weather-aware home alerts. The home also appears under Homes shared with me in that person’s account.
Who is allowed to change the maintenance plan?
The home’s plan manager controls tasks, dates, completion records, recipients, documents and weather settings. People receiving shared reminders do not receive dashboard editing access or Mark completed controls. They can use matching DIY guidance and can stop their own reminder access without changing the plan for anyone else.
Can a real estate agent or other professional prepare a plan for a homeowner?
Yes. A real estate agent, home inspector, property manager or other home professional can prepare a starting plan for a client. The homeowner accepts the plan and becomes the primary account owner.
What if I lose the email with my plan link?
Use Access My Plan and enter the email connected to your account. The secure email will separate homes you manage from homes where reminders were shared with you. You do not need to rebuild the questionnaire.
Can I delete a home without deleting my other homes?
Yes. Homes are managed separately, so one property can be removed without deleting the rest of the homes connected to the primary email.
Does Front Range Home Helper sell homeowner email addresses or plan information?
No. Front Range Home Helper does not sell or rent homeowner email addresses or personal plan information. The information is used to operate requested plan features and communications described on the site.
How long does this device stay signed in to my dashboard?
If you choose to use the remembered dashboard shortcut, this browser keeps it until you sign out or clear the browser storage; there is no routine automatic timeout. Use Sign out on this device to remove the shortcut here, or Sign out on every device to invalidate existing account dashboard links everywhere.
Directory & local providers
How local listings, paid placements and coverage work.
What areas does the local provider directory cover?
The directory currently focuses on South Denver Metro and nearby Front Range communities listed on the site. Coverage can vary by service and city.
How are businesses included in the directory?
Standard directory profiles are maintained separately from paid featured placements. Businesses can claim or update an existing profile, and paid visibility is clearly labeled.
What is a featured placement?
A featured placement is paid advertising that gives a local provider additional visibility in relevant parts of the site or homeowner communications. It is labeled as an advertisement.
Does paying for a featured placement change the standard directory ranking?
No. Featured placements are shown separately from standard directory profiles rather than being presented as an unpaid ranking result.
Does Front Range Home Helper guarantee a listed contractor?
No. A directory listing or advertisement is not a guarantee of workmanship, licensing, insurance, availability or fit for a particular project. Homeowners should independently verify current information before hiring.
Why might a service or city show fewer providers than another?
Coverage depends on the number of relevant provider profiles currently available for that service and location. Some categories and cities naturally have more complete coverage than others.
How can a business correct information in its profile?
Use the Claim / update profile page to submit corrected or updated business information for review.
Can a business type in its own Google star rating?
No. Front Range Home Helper does not provide a field where a business can self-report a star rating or review count. Current ratings and selected public reviews are retrieved live from Google Maps after the directory listing is confidently matched to the correct public business location. A business can submit its exact Google Business Profile link to confirm or correct that match.
Does paying for featured placement affect a Google rating?
No. Premium placement and live Google Maps information are separate. Paying for featured visibility does not create, improve or verify a Google rating. The same live Google Maps matching process is available for standard free listings.
Can I request a city that is not in the directory yet?
Yes. The home page directory-coverage section includes a Request my city form for the local Front Range directory. You can ask for one or more Colorado communities and provide an email so Front Range Home Helper can alert you if that area is added. The free maintenance planner does not depend on directory coverage and supports homes across the United States.
How do I save a provider for my home?
Provider saving is available inside the private Home Maintenance Dashboard. Open the Providers tab, search by service, directory city or keyword, and save a business directly to the home you are managing. Public directory pages can still be browsed and providers can still be compared without saving them to a home.

What kinds of projects are covered by the DIY guides?
The DIY library focuses on routine home-maintenance tasks and preparation steps that homeowners commonly need between professional service visits.
Are the DIY guides a substitute for manufacturer instructions?
No. Manufacturer instructions, product documentation, local code requirements and qualified professional findings should take priority for your specific equipment and home.
How do I find a specific DIY guide?
Use the keyword search on the DIY Guides page. You can search by task, system or common terms such as furnace, sprinkler, filter, dryer vent or water heater.
When should I stop a DIY task and call a professional?
Stop when the work involves a condition you cannot safely identify or control, requires specialized licensing or tools, conflicts with manufacturer instructions, or involves electrical, gas, structural or other higher-risk work outside your experience.
How should I compare contractors before hiring one?
Compare the same written scope, confirm the business identity and required credentials, verify insurance where appropriate, understand permits and change orders, review payment and warranty terms, and look for consistent patterns in recent customer feedback.
Is there a checklist I can use before signing a contract?

Home Dashboard & permanent records
Maintenance history, equipment records, documents, saved providers, cost guidance and reports.
What is the Home Logbook?
The Home Logbook is the maintenance history inside Manage this home. When the primary homeowner marks a reminder completed, Front Range Home Helper records the task and completion date automatically. You can also add contractor work, repairs, inspections and improvements manually, including the provider, cost and notes.
What is the Equipment Vault for?
It stores practical reference details for major systems such as brand, model, serial number, installation year, filter or consumable size, warranty date and installer. These records help when buying parts, checking warranties, calling for service or documenting the home. Adding or editing equipment information does not automatically change maintenance dates or reminder frequencies. Schedule changes are controlled separately in the Reminders tab.
Can I save invoices, warranties and inspection reports?
Yes. From Manage this home, the primary homeowner can upload small PDFs or images to the document vault. Files are accessed through the secure home link. A temporary read-only maintenance-history link can also be created when you intentionally want to share the report.
What is the Home Maintenance History report?
It brings together completed maintenance records, equipment information, stored document links and upcoming maintenance in a print-friendly report. You can print it or use your browser's Save as PDF option. It is a homeowner-maintained record, not a certification that a contractor performed or verified the work.
How do saved providers and comparison work?
Provider saving now happens inside your private Home Maintenance Dashboard so a saved business is attached to the correct home. Open the Providers area in the dashboard to search by service, city or keyword and save a provider there. Public directory pages still let you browse profiles and compare providers, but they no longer use a public Save button.
What is the quote-matching request?
It lets you describe a project once, choose a service and city, and select up to three matching directory businesses you want considered first. It is a matching request—not a guaranteed quote, appointment or provider response—and your request is not broadcast to every business in the directory.
What do “Profile reviewed” and “Business claimed” mean?
Profile reviewed is the date Front Range Home Helper last reviewed the published directory profile. Business claimed means the business has taken control of submitting its own profile details for review. Neither label is a guarantee of licensing, insurance, workmanship, availability or project fit; those details should still be confirmed for the specific job.
Are the project cost guides quotes?
No. Cost guides are early budgeting references based on cited Denver-area sources. Your actual project can differ because of scope, materials or equipment, access, permits, existing conditions and contractor pricing. Use the guides to understand the rough size of a project, then compare written quotes for the same scope.
Does adding equipment information change my maintenance schedule?
No. Equipment records are a reference vault for model and serial numbers, filter or consumable sizes, installation dates, warranty information, installers and future service. They do not automatically change reminder dates or frequencies; you control schedule timing in the Reminders tab.
What does the “How this dashboard works” button explain?
It opens a quick guide to every dashboard tab, including Overview, Reminders, History, Equipment, Documents, Providers, Weather alerts and Settings. It also explains the difference between tracking a maintenance date, sending an email reminder, marking work completed, removing a task and managing weather-alert eligibility for the home.
What happens to past maintenance history if I remove a reminder?
Past completion and service records stay in Maintenance History. Removing a reminder only removes that item from the future maintenance schedule and Next maintenance dates. It does not erase work that was already recorded.
What happens when I pause all reminders for a home?
The home, schedule, equipment records, documents and maintenance history remain saved, but maintenance and weather-aware emails stop. The Reminders tab becomes read-only while the home is paused. Home Settings clearly shows Paused and provides a Resume all reminders button when you are ready to reactivate email delivery.
How do I know whether this browser still has access to my Home Dashboard?
After you open a secure Home Maintenance Dashboard, that browser remembers the account so My dashboard can appear immediately on public pages. Access remains on that device until you choose Sign out, clear the browser’s site data, or use Sign out on every device from Dashboard Settings. Signing out does not delete the home or its records.
Do I have to choose whether I want weather-aware home alerts when I save a new plan?
Yes. The final setup requires a clear Yes or No choice before a new plan can be saved. Choosing No keeps your normal maintenance schedule and any maintenance emails you select; it simply leaves weather-aware home alerts off.
