Drainage, cooling and irrigation
Check roof drainage and gutters, review the foundation and exterior after the wet or cold season where applicable, prepare cooling equipment, and start irrigation only when local freeze risk has passed.
Tell us what your home actually has and receive a personalized schedule for the maintenance that matters, with adjustable timing, practical DIY guidance, optional email reminders and weather-aware home alerts.
Both previews use the same shared templates as the live email system. The actual task, dates, weather event, home name and available provider content change to match the saved plan.
Client plans are now created through a separate Professional account. It gives agents, inspectors, property managers, insurance and warranty professionals one place to prepare unlimited client plans, manage handoff status, add professional branding and choose preferred providers for relevant client reminders.
The homeowner still receives a full review page and nothing begins until they explicitly accept. After acceptance, the homeowner owns the plan and its private maintenance records. The professional receives a one-time acceptance notice and can see handoff status without gaining access to the homeowner's private dashboard.
Use the same primary email for every home you personally manage. Save the first home, then use Add another home from your Home Maintenance Dashboard so all of your properties stay together under one account. If you already have a saved home, open your dashboard first and add the next property from there. Use a different primary email only when the home should belong to a genuinely separate owner or account.
Email reminders work on their own, so using the dashboard is entirely optional. If you choose to open it, the dashboard keeps the home organized in one place: upcoming reminders, completed maintenance, equipment and model information, receipts and warranties, uploaded documents, saved local providers and a printable or shareable maintenance history.
A generic calendar is only a reference. The planner uses your ZIP code's official climate zone and the systems in your home to shape its starting schedule. Manufacturer guidance, known service history and actual property conditions still take priority.
Check roof drainage and gutters, review the foundation and exterior after the wet or cold season where applicable, prepare cooling equipment, and start irrigation only when local freeze risk has passed.
Keep HVAC filters on schedule, watch cooling performance, inspect decks and exterior finishes, maintain irrigation, and address storm or hail damage when it occurs.
Prepare heating systems and, in freeze-prone climates, winterize irrigation, exposed water systems and seasonal cooling equipment. In warmer climates, focus instead on drainage, moisture control and cooling readiness.
Continue filter and heating checks where heating is active, watch freeze-prone plumbing in colder zones, manage indoor moisture in humid regions, and use quieter months to update home records and warranties.
The planner does not copy one calendar for every home. It assigns the ZIP code's official IECC climate zone, applies a published rule table to show relevant questions and initial timing, then creates reminders only for the systems selected. Every date and frequency remains adjustable, and optional weather-aware home-care alerts use qualifying National Weather Service conditions near the saved ZIP area.
Saving turns on the selected email reminders and sends the primary homeowner a secure access link. The Home Maintenance Dashboard is optional and free; open it only if you want to manage reminders, record completed maintenance, store equipment information and documents, save providers or create a maintenance history report.
The maintenance planner and eligible weather-aware home alerts support homes in all 50 states and Washington, D.C. The separate local provider directory is focused on South Denver Metro and nearby Front Range communities.
Your ZIP code is matched to an official U.S. Department of Energy and Pacific Northwest National Laboratory IECC climate-zone classification. Deterministic rules use its temperature zone and moisture regime to show relevant questions and shape the starting schedule. The planner does not use AI to guess a home's climate or equipment.
